1. ACCEPTANCE OF TERMS

These Terms of Service ("Terms") govern your use of the Core One Capital website at www.coreonecap.com (the "Site") and our lending services.

By using our Site or services, you agree to these Terms. If you do not agree, please do not use our Site or services.

 

2. OUR BUSINESS

Core One Capital is a private lender providing business-purpose loans only for real estate investors. We specialize in:

  • DSCR rental loans (1-4 units and small multifamily)

  • Bridge loans for acquisitions and transitions

  • Fix & flip loans for renovation projects

  • Ground-up construction financing

Important: We do NOT provide consumer mortgage loans or owner-occupied residential financing. All loans are for investment properties and business purposes only.

Geographic Scope: We lend in 45+ states. Currently unable to lend in: North Dakota, South Dakota, Utah, Vermont.

 

3. ELIGIBILITY

To obtain a loan from us, you must:

  • Be at least 18 years old

  • Have legal authority to enter contracts

  • Be seeking financing for a business-purpose, non-owner-occupied property

  • Provide accurate and complete information

 

4. LOAN APPLICATION

4.1 Applying

When you submit an application:

  • You authorize us to pull credit and verify information

  • You agree all information provided is truthful and accurate

  • You understand approval is not guaranteed

4.2 Underwriting

  • We use asset-based underwriting (property value and cash flow)

  • We reserve the right to approve, deny, or request additional information

  • Rate quotes are estimates and subject to change based on underwriting

4.3 No Guarantee

Rate quotes and preliminary terms are estimates only. Final terms are determined after full underwriting and issuance of a loan commitment.

 

5. FEES

You may be required to pay:

  • Application fees

  • Appraisal and inspection fees

  • Title and escrow fees

  • Origination fees

  • Third-party service fees

All fees will be disclosed in writing before you're obligated to pay them.

 

6. SMS TEXT MESSAGING

6.1 Our SMS Program

We offer text messaging to communicate with borrowers who opt-in.

Transactional Messages:

  • Loan status updates

  • Appointment reminders

  • Document requests

Promotional Messages:

  • Rate updates

  • Loan program information

  • Market insights

6.2 Opt-In Required

You must explicitly opt-in by:

  • Checking consent boxes on our website

  • Texting START to our number

Consent is voluntary. You don't need to opt-in to get a loan.

6.3 Message Frequency & Cost

  • Frequency varies (typically 2-10 messages/month)

  • We don't charge for messages

  • Message and data rates may apply from your carrier

6.4 How to Opt-Out

11. DISPUTE RESOLUTION

Governing Law

These Terms are governed by the laws of the State of New York.

Arbitration

Disputes shall be resolved through binding arbitration, except for small claims court matters.

No Class Actions

Disputes must be resolved individually, not as a class action.

 

12. FAIR LENDING

We comply with all fair lending laws including the Equal Credit Opportunity Act and Fair Housing Act. We do not discriminate based on race, color, religion, national origin, sex, marital status, age, or any protected class.

 

13. MODIFICATIONS

We may update these Terms at any time. Changes are effective immediately upon posting. Your continued use of our Site constitutes acceptance of modified Terms.
